A Clear Plan Before You List

You don’t need to figure everything out before your consultation.

That’s the point of having one.

Ideally, schedule your NB Designs Home Sale Consultation before you start making major changes, buying new furnishings or packing half the house.

We’ll determine what actually needs doing first.

Step 1 — Book Your Consultation

Choose a consultation time that works for you.

If your Realtor has recommended NB Designs, they’re welcome to attend, but it’s not necessary.

Whenever possible, I recommend scheduling your consultation well before photography and listing day. That gives you time to work through your recommendations without a frantic last-minute rush.

Step 2 — We’ll Walk the House Together

We’ll go room by room, inside and out, looking at your home from a buyer’s perspective.

We’ll discuss furniture placement, editing, paint, lighting, artwork, window treatments, linens, countertops, closets, curb appeal, repairs and anything else that may affect how your home presents.

This isn’t a decorating consultation.

We’re making strategic decisions specifically for selling your home.

Step 3 — We’ll Prioritize

Not every recommendation carries the same weight.

I’ll help you understand:

Do this first.
Do this if the budget allows.
This would be nice, but isn’t essential.
Don’t bother spending money here.

That last category can be particularly valuable.

When you’re preparing to sell, it’s very easy to spend money on improvements that buyers won’t care about or that you won’t recoup.

Step 4 — You’ll Have a Plan

You’ll receive the NB Designs Home Sale Consultation Guide to use during our walk-through.

It provides space for room-by-room notes and helps organize your recommendations into a manageable plan.

Prefer to concentrate on the conversation while I handle the notes?

A detailed written post-consultation summary can be added for $50.

Step 5 — Get Market Ready

Now you can work through your recommendations knowing exactly where to focus your time, energy and budget.

If I’ve recommended purchasing a few items, I’ll point you toward appropriate resources whenever possible.

The objective isn’t to transform your home into someone else’s house.

It’s to help buyers walk in and think:

Before you spend the money, schedule your consultation.

After 1,735 consultations, I’ve seen plenty of sellers spend time and money fixing things that didn’t need fixing — while overlooking small changes that could have made a much bigger difference.

A little experienced advice at the beginning can save a lot of money at the end.
